Being a shareholder : rights and obligations
To be a shareholder of the Residence de la Plage SA, you must have some shares in the company.
To buy shares, means to buy a set flat for a set period of the year. The period is specified and can not be changed, neither can the apartment. They will be the same every year.
The shareholder can occupy the apartment during his period, but he can also rent it or lend it to someone.
Renting can be organized by himself or by the Residence. Selling the period can be organized in the same way.
When the shareholder occupies his apartment, he has to pay the occupation charges.
The shares can be sold or transmitted anytime.
Annual charges are to be paid on a yearly basis by the shareholders whether they occupy their flat or not. The annual charges are calculated on the value of the period owned.
The shareholders must respect the statute of the Residence. When they hire or lend the apartment they must ensure that the occupants abide by the residence’s rules and regulations.
